Land prices in Cambodia continue to fall

According to Cambodia’s National Valuers Association, land prices in Phnom Penh, Cambodia, are continuing to fall quarter-on-quarter.

The value of commercial and residential land prices fell by between 2% and 3% in the third quarter of 2010 compared with the same quarter in 2009.

Commercial land was estimated to be worth US$2,800 per square metre, down from US$2,850 in the second quarter of 2010.

Residential land on the other hand was estimated to be worth US$1,600 per square metre, down from US$1,650 for the second quarter of the year as well.

in real estate, it is typical to see the value fluctuate up and down like this everywhere all over the world, really! i'm sure, it'll spike back up again in no time. something must be a trigger for this, up or down. that said, don't lose sleep over it for it will go back up in no time. the same is happening in america, for your information; however, it will go back up again in no time as well. hang in there. it is a good time to buy now if you have liquid cash; don't forget to bargain as well. good luck and god bless cambodia and america.

I wondered how cambodia can attract foreign investors as CPP have already set up trap to eat all investors. Land was bought from farmers for $US 0.50/ m2 or sometime by grabbings. In NZ, we are the most developped nation with all infrastuctures are in full place, our land is only $400/m2.
If these land have that price, why can't Yeay Phu pay to Beoung residents for that price to stop them protesting?
I heard CPP have taken Mr Son Chhay land in Siem Reap and wanted to pay him only US$0.50 /m2.

that becoz land grabbing that scared foreign investors to invest in cambodia. who know where the next land to be grabbed? my next door neighbor? fuck Hun Sen, government's mafia.

that's not true! they don't just grab anybody's land if they have title and registered, etc. you're talking about boeung kak lake, that's a swamp land that needed to be developed inta a beautiful place, etc... you've got to be out of you mind not to want the city to develop it! be smart, wise, clever, etc and look and learn from the world. i suggest you travel the world and see how developed it is before you complain about cambodia, ok! don't be politically motivated, it's bad for your mental state, you know!

we buy in cambodia because love the climate, the food, the people, the beauty of the country, the unique culture and the land of angkor, etc, etc... i mean, you have to true love cambodia to want to buy there, really. of course, if you hated cambodia khmer people don't want to welcome you anyway. so, think about it, ok!

Yes, I found beautifull house in USA with beautifull neighbourhood with a quarter of acre of land for just $300,000. The house will be 400qm2. In Cambodia even to live next door to Hun sen , you will be robbed at day time too from his bodyguards ( when they get no pay day).
In the USA, the house have come down from 30% to 40%.
What a laugh for Cambodia for only 2%. Who set up these prices? CPP members to rob other Cambodians.

Swamp land what need to be develop,always happen to where poor hkmers are living.What a bout illegal Vietnamese are living as group,build up in to village and town.Are they dare to develop?

Demand and supply theory, If you do not buy the price will come down vs if you rush to buy then the price go up.

10:43AM sounds like you are one of those idealists. i own a large piece of land in Takeo i bought back for a pittance in 1994, but i refuse to sell now at 10-15 times the original price. simply because it is my grandad's land and i want my inheritance back even if i had to pay those who took it from my family by intimidation during Pol Pot's days. And i did pay the going 1994 market prices too. why would you buy land in Phnom Penh now at the top of a speculative bubble? in the US real estate is at the BOTTOM of the cycle - and there's a good chance that in another 5-10 years the cycle will be back. Plus you have the security of private ownership guarantees that you don't have in Cambodia. Or may be you like losing hard earned money? In which case you're welcome to sent it to my a/c.. any time bro
