Cambodia land prices drop 15% in 2010

Cambodia’s land prices fell up to 15 per cent year-on-year in 2010, according to to the National Valuers Association of Cambodia (NVAC), but analysts say the property market should even out this year.

“Our research showed that commercial and residential land prices continued to drop between 10 percent and 15 percent in 2010, compared to 2009,” Sung Bonna, NVAC president, told the Phnom Penh Post.

The NVAC estimated commercial and residential land prices averaged about US$2,000 to $4,000 per square metre for 2010, down from $2,500 to $4,500 for 2009. The rate of property transactions, however, increased in 2010 compared to 2009. 

“The market has already hit the bottom – it will stablise this year. I hope that it will start to increase again for the next two years, but it is not likely to be a boom like in 2007 and mid-2008,” he said, adding land values in the capital were 40 percent to 50 percent lower than their peak in mid-2008.

Seng Sopheak, a valuation manager at Cambodia Properties Ltd, also said land and house prices had fallen about 10 percent during 2010, affecting his business as transactions fell. He said his trade volume dropped around 10 to 20 percent from 2009, but believed it would recover this year.

I will never buy property in cambodia, very ugly and very expensive?? I don't know why some people spend couple hundred thousand of dollar$ for piece of craps..?? I would buy property somewhere else...for retirement!

It is going to drop alot more! is not bottom yet! Who has money beside ah Kwack family! and they own most of the properties!!!!

Who canbuy! the oversea Cambodian leurned the lesson well!

Hun Sen has more Crimes than any other in Cambodia' history.
His Crime as follows :

1)- Brought Yuon to Invade Cambodia.

2)- Created K-5 plan.(Aprox. 600,000 Killed)

3)- Bombast in front of the old ASS.

4)- Coup D'etat 1997 (Aprox. 13,000 Killed)

5)- Koh Pich Murder (Aprox 400 Killed)
6)- Cut land to Yuon Enemy

All these crimes are enough evidences for International Prosecution.

I ask all khmer to file International lawsuit against Hun Sen for his "Axis of Evil" on Khmer People. And make The CASE "OO4" for KRT. backed by United Nation.

My uncle bought a in Apple Valley, CA for $350,000 5bd 3bth with 10 acres of land with mountains view all around with snow also.

I would loved to buy land in Cambodia. But my only after 1 mandatory condition is being met. That is our beloved Traitors Hun Sen, Chea Sim and Heng Samrin see the FLASHING LIGHTS....

Any land title which ever the case is questionable...and from the look of it is owned by Vietnam since that is what CPP MPs work for...and consist of.

I seen those Flat/condo in Phnom Penh, they'r so ugly and i don't know why people bought them..? I had condo in the bay area..by charle river Boston,MA with nice view! Those Flat/house in Phnom Penh are more expensive than mind..?? I think realtor people in cambodia they took advantage on people..
